Approaches to Value

The traditional methods or techniques by which market data may be processed into an indication of value.

The three approaches to value include the Direct Sales Comparison Approach, commonly referred to as

  • the Market Data Approach or Market Approach;
  • the Cost Approach, sometimes referred to as the Summation Approach; and
  • the Income Approach, sometimes referred to as the Income Capitalization  Approach.
