Cost Approach

One of the three traditional approaches used in the valuation of real property and involves estimating a value attributable to the land, a replacement or reproduction cost new for the improvements, and an amount of accrued depreciation attributable to the improvements.

The land value estimate is then added to the depreciated value of the improvements to arrive at an estimate of property values.
